We have never had a tenant leave us because they were unhappy. Those who have left did so because they finally had the deposit to buy their own place. This is a wonderful reason to leave us and we make every effort to help them in their new stage of life (e.g. contact for conveyancing, surveyors, etc).
2. We have never lost a landlord
We have never had a landlord leave us because we offer a personal service that is unique in the market. We take the time to understand your needs and care about what happens to your property before, during, and after tenancy.
3. Our fees are transparent and competitive
Don’t you hate it when you have to call to find out prices? All our fees are published online and updated regularly. Moreover, we proactively review our contractors for price and quality so you are never being overcharged.
4. We follow-up and do what we say we’ll do
Agents have a bad name because they are flaky. We are a small team that invests in clear communication system and carry out what we say we’ll do and turn up when we say we will. It’s about respect.
5. We keep you out of jail
We advise for free on all borough licensing rules before you sign the contract, not afterwards. Many agencies assume you know the latest legislations but we appreciate that you are busy so we let you know and keep you informed of any updates throughout the tenancy.
6. We do not add commission on works
We charge the landlord what we ourselves are invoiced on works such as the annual gas safety certificate, inventory make and cleaning. Most other agencies add a commission of up to 50%. We think this is poor practice, so we don’t.
7. We carry a specialist indemnity and public liability insurance
We carry a specialist insurance because we offer refurbishment service on top of lettings. Many agencies don’t have this in place because it costs a lot more. We do this because we want to underwrite the quality of our services and standards of performance.
8. All properties have a separate client account
Most agencies have only one client account to serve their own needs. We don’t. We keep a separate, ring-fenced account for each property so there is full accountability of monies going in and going out.
9. We take every opportunity to build relationship with tenants
Agencies are often faceless. We take every opportunity to build great working relationship with tenants because after all, they are going to be the eyes and ears of your property! This is why we conduct an on-boarding session in person for every new tenancy (usually lasting an hour or more) and where possible, conduct inspection visits when the tenants can be at home.
10. Our refurbishment project management fee is affordable
If there are any refurbishment works prior to letting, we charge only 10% of the cost of the works, compared to a minimum of 20%+VAT in the market. Kitchen design is complimentary and we always discuss how we can best keep to your budget. Please enquire.
